According to Q2/2017 Shanghai Property Market Overview published by the globally known real estate advisor Savills, Shanghai residential leasing market in Q2/2017 has recorded sustainable growth. Due to the nation's home purchase restriction policy, many rental properties have entered the market. Despite that, overall occupancy rate holds firm at 80%, with overall residential rents increased by 1.8%. High-end serviced apartment has continued outperforming the market.
Seeing great potential in the market, K. Wah International Holdings Limited (or KWIH, stock code: 0173) decided to launch its high-end serviced apartment project in Mainland China early in 2010, of which Stanford Residences Jing An has turned out to be milestone project. At the conference, Francis Yeung, General Manager of Marketing and Sales of K.Wah (China) Investment Co., Ltd. shared the secrets of their success:" One of the key strengths about Stanford Residences is that we are both the property owner and operator, which means we usually get ourselves involved in the project from early stages of development including design and construction. With “where enchanted living comes together” as its business philosophy, Stanford Residences intends to build a home away from home for those foreign and domestic families in Shanghai. Soothing in-room decor, superb facilities, attentive services and home-like feelings all indicate that we have taken into account the conception of home."
Driven by the success of Stanford Residences Jing An, KWIH began to look for more opportunities in Shanghai and launched its another high-end serviced apartment Stanford Residences Xu Hui on Jianguo West Road in Xuhui District, thus embarking on a new chapter of brand development.
Located in the heart of Shanghai’s historic Xuhui District, Stanford Residences Xu Hui offers its residents the sources of international commerce and the convenience of a public transportation network. Thanks to its French charm and romance, the French-inspired palace Stanford Residences Xu Hui has won great support from Consulate General of France and the local government. Since its launch, the project has enjoyed significant attention and is now in a good position to guide the development of high-end serviced apartment in Shanghai, taking serviced apartment into a new era.
2017 will be the year for Stanford Residences. Encouraged by the recent achievements, it will continue to make a splash in the high-end serviced apartment market. Apart from Stanford Residences Jing An and Stanford Residences Xu Hui, the two projects already in operation, Stanford Residences Jin Qiao is to be launched in the second half of 2017. Located in Jinqiao, Pudong, Stanford Residences Jin Qiao is right next to the Biyun international community. The aforementioned three serviced apartment products are created under the same concept yet distinctive in their own ways, with the aim to provide more choices and brand-new international living experience for those foreign and domestic families in Shanghai. With these existing projects, Stanford Residences is completing its industrial chain in Shanghai.
Hitherto Stanford Residences has diversified Shanghai’s high-end serviced apartment market, and with the successful conclusion of the conference, we have every reason to believe that it will continue bettering itself to provide more choices and brand-new international living experience for those foreign and domestic families in Shanghai.
